We had the opportunity to speak with Dr. Shenetta about her upcoming ventures.
Here are the key takeaways from our conversation:
Could you share with our audience your journey as an academic leader and how you arrived at your current position? What obstacles have you had to overcome to get to where you are today?
My journey is one of continuous growth. I don’t fit the mold of a traditional CEO, Broker, REALIST, or Property Manager. My advancement started from my first role as a leasing consultant and progressed through various management positions in large property management firms.
I wasn’t always aware of the opportunities available, as they aren’t always made visible, particularly to women, and even more so to women of color. Navigating the complexities of working while seeking out training and development opportunities was challenging, but by God’s grace, I’ve made it here. My path has seen its share of highs and many lows, all of which have shaped me into the leader I am today, guiding three organizations and serving my communities.
One of the initial challenges I faced was believing in my ability and feeling that I belonged in the rooms I entered, regardless of how far along I was in building my organization. At The PMs Of the City LLC and The PMs of the City REALTY, we are transforming the face of real estate. At Empowerment Essence, we are working tirelessly to combat bullying and suicide while empowering communities with the resources they need for a fulfilling life.
Like many other small, minority, and women-owned businesses, we still face challenges, particularly in accessing capital. Navigating the multitude of funding opportunities can feel like an additional job, but it’s essential and worthwhile. I continue to educate myself on laws, regulations, and general knowledge to better serve my clients and community. To help others, we must care, and to care, we must understand the challenges before us. Keep growing and be the change.
How have you made an impact in the industry with your expertise?
Since COVID, our impact has been most evident in our advocacy for small landlords and tenants. Housing is a fundamental need that requires ongoing financial resources for upkeep; we make sure the voices of small landlords and aspiring homeowners are heard. By participating in various committees related to policies, procedures, and housing opportunities, we help bring solutions to the table. Training our clients and tenants while resolving complex landlord issues is where we excel.
Can you elaborate on the values and culture that drive your organization?
Our core values—equality, integrity, justice, and honesty—are the foundation of our business. These principles guide us in serving our communities and ourselves, allowing us to rest easy at night. We also continuously reassess how we can improve because we know that perfection is unattainable, but striving for it makes us better.
The culture within our firm is akin to family. We consider each other family and communicate openly and lovingly when something is amiss. We don’t let colleagues struggle in silence; we speak up when we notice something, always with respect and tact.
Technology plays a crucial role in nearly every industry today. How are you leveraging technological innovations to enhance your solutions?
Technology is undeniably a hot topic in real estate. It’s integral to everything we do—marketing, management, maintenance, bidding, accounting, budgeting, and more. We ensure our suppliers provide the latest tools we need to serve our clients. Staying current with new releases and trying out new products is crucial. We also utilize AI to screen potential leaseholders. It’s not just about what we do, but how reliable our data is and how well we keep records.
In your opinion, what could be the next major shift in your sector? How is your company preparing for it?
We’re already witnessing significant changes, with hedge funds and large banks purchasing single-family homes and leasing them out as most leaseholders are not yet ready for homeownership. We educate our leaseholders on how communities can help build credit scores and eventually become landlords, allowing them to start building wealth for their families.
Our firm and brokerage assist on both sides of the equation, and we are committed to continuing our efforts to increase the availability of affordable housing for families earning 50% to 60% of the Family Median Income (FMI).
Where do you see yourself in the future, and what are your long-term goals for the organization?
Our future lies in development, including owning and managing our portfolio of communities. The property management division will expand into the Georgia market, with the brokerage also extending into Georgia and eventually Florida.
Our goal is to assist 100 families in the next decade in becoming homeowners or improving their credit and financial stories. Education is the cornerstone of how we help our clients, which, in turn, allows us to share our work and services with others.
What advice would you give to aspiring entrepreneurs looking to enter this dynamic industry?
The most valuable advice I can offer to anyone following their heart is to give themselves grace. Plan meticulously, but leave room for flexibility. Handle things professionally, even when others make it personal. Stay true to your purpose and your original “WHY.” This may evolve as you reach new levels but always remember it. Allow for new possibilities and growth.
